Job Title: Real Property Assistant, FSN-07

Location: Abuja – General Services Office (GSO)

Organisation: United States Mission Lagos (U.S. Embassy in Lagos)

WORK HOURS: Full-Time; 40 hours/week

SALARY: NOR-AEFM Not Ordinary Resident – US$39,994p.a. (Starting Salary)

(Position Grade: FP-07)

EFM Not Ordinary Resident – US$34,324 p.a. (Starting salary)

(Position Grade: FP-07)

OR Ordinarily Resident (OR) – N2, 506, 239.00 p.a.

(Starting basic salary) Position Grade: FSN-07

In addition to the basic salary, all allowances will be paid in accordance with the Mission Local Compensation Plan.

Note: only U.S. citizen eligible family members (USEFM) as defined below of U.S. government employees assigned to the mission under chief of mission authority are eligible for consideration. a U.S. citizen EFM does not have to be residing in country to be considered, but the sponsoring officer under com authority does have to be officially

assigned to post.

BASIC FUNCTION OF THE POSITION:

•   Incumbent prepares and types reports for repairs on vacant or new housing units, liaises with the Realty Specialist on repairs and installation of furniture and appliance in USG residencies.

•   Conduct final inspection on new or vacant housing units for occupation by USG personnel, serves as back-up to the Realty Specialist.

•   Reports to the Realty Specialist on most matters, but receives additional supervision from the GSO for Housing.

QUALIFICATIONS REQUIRED:

NOTE: All applicants are instructed to address each selection criterion detailed below

1. A Bachelor Degree in one of the following: Estate Management, Property

Management, Business Management, Real Estate, or related field is required.

2. Incumbent must have minimum of two years of Real Property Management,

construction management, or business/relationship experience with at least one

year in administrative Management.

3. Level IV (Fluent) Speaking/Reading/Writing in English is required.

Level III (Good Working Knowledge) in Yoruba or Igbo or Hausa is required

4. Candidate must possess a valid professional driver's license (Nigerian class E).

5. Knowledge of Nigerian Real Estate Laws and Property values are required.

6. Candidate must be computer literate especially in Microsoft Word and Excel.

SELECTION PROCESS

When fully qualified, U.S. Citizen Eligible Family Members (USEFMs) and U.S. Veterans are given preference. Therefore, it is essential that the candidate specifically address the required qualifications above in the application.

ADDITIONAL SELECTION CRITERIA

1. Management will consider nepotism/conflict of interest, budget, and residency status in determining successful candidacy.

2. Current employees serving a probationary period are not eligible to apply.

3. Current Ordinarily Resident employees with an Overall Summary Rating of Needs Improvement or Unsatisfactory on their most recent Employee Performance Report are not eligible to apply.

4. Currently employed U.S. Citizen EFMs who hold a Family Member Appointment (FMA) are ineligible to apply for advertised positions within the first 90 calendar days of their employment.

5. Currently employed NORs hired under a Personal Services Agreement (PSA) are ineligible to apply for advertised positions within the first 90 calendar days of their employment unless currently hired into a position with a When Actually Employed (WAE) work schedule.
