The National Rental Affordability Scheme ("NRAS") - provides a NEW 'asset class'- which Undoubtedly is one of the most exciting opportunities in property investing for some time.

NRAS was launched for the purpose of providing assistance and funding to increase the supply of affordable rental dwellings.

If the investor reduces the rent by 20% of the market rent, the government will provide an incentive of $9,524 per annum ($7,143 from Federal and $2,381 from the State governments). This payment increases in line with CPI as of now it is $9,524.

A normal capital growth investment usually means substantial negative cash flow and it would be every property investor's dream to have a capital growth investment with minimal holding costs, neutral or positive cash flow.
