Job Title: Finance Manager – Mall

POSITION REPORTS TO: FINANCE AND SUPPORT SERVICES MANAGER

POSITION PURPOSE:

•   Responsible for overseeing and directing accounting functions including general ledger, accounts payable and receivable, fixed asset and cost accounting.

•   To prepare periodic reports, reviews and reconciles data and participates in the development of specialised financial data.

•   Oversees and prepares entries and adjustments to Company records, files and statements.

•   Assist with financial and variance analyses and budget preparation. Provide mangers with information necessary for decision-making.

•   Directs trains, supervises and appraises accounting personnel.

ESSENTIAL FUNCTIONS AND BASIC DUTIES:

1. Assumes responsibility for the effective performance of all accounting department functions

• Ensures that accounting functions and duties are accurately and promptly completed

• Prepares journal entries and balances work in more complicated accounting areas

• Oversees the preparation of regulatory and governmental reports. Reviews financial information needed to ensure an accurate statement of the Company's financial position to various regulatory agencies.

• Oversees the Company's fixed asset portfolio. Prepares depreciation schedules and catalogues furniture, fixtures and equipment

• Researches and resolves accounting errors and discrepancies.

• Assists with budget preparations and formulation of 1, 3, and 5years projections and financial analyses. Monitors costs and expenses.

• Undertakes quarterly and periodic reviews, assess and adjust forecast in accordance with financial analyses. Monitors costs and expenses.

• Completes consolidation of divisions

• Manage financial income, including management and admin fees on rental recoveries, commissions on new or renewed leases and interest earning

• Manages financial expenditure, including running costs, staff expenses, admin costs, VAT & CIT, levies, taxation

• Prepares regular reports and statements for management

• Ensures that accounting functions are completed in accordance with established procedures and applicable regulations

• Control of various financial functions including Balance sheets, creditors and allocation of funds received ex-debtors, check and authorise payments from accounts

• Manage and control various book keeping duties and functions, including Regular and timely rent rolls and rental statement, disbursement statement, bank reconciliation, net income payments to owners/clients, adjustment accounts for properties purchased or sold, ensure the completion of month and periodic statutory returns

• Control payment of Company and property related accounts. Ensure recovery from ex-tenants as appropriate

• Produces various management reports, including – Detailed and summarised income statements – Preparation of Board financial reports – Monthly and Annual figures – Ensures the production of monthly reports to clients/owners – Monthly financial statements – Trading densities per tenant/property, area and per sector – Turnover graphs per sector

2. Effectively supervises the Accounting Department, ensuring optimal performance

• Provides leadership to personnel through effective objective goal setting, delegation and communication.

• Conducts meetings as necessary with area personnel.

• Trains and directs accounting staff. Provides support as needed.

• Conducts performance appraisals as required

• Formulates and implements corrective actions as needed

3. Assumes responsibility for establishing and maintaining effective business relations with vendors, governmental agencies and outside business and accounting professionals.

• Responds to questions and problems politely and promptly

• Ensures that outside contacts are properly informed

• Ensures that the Company's professional reputation is projected and maintained

4. Assumes responsibility for maintaining effective communication and coordination with Company personnel and with management

• Maintains regular contact with other departments to obtain information and/or to correct transactions.

• Keeps management informed of activities and of any significant problems or concern

5. Assumes responsibility for related duties as required or assigned

• Stays informed of developments in the accounting field and of changing governmental and legal requirements.

• Completes special projects as assigned

• Ensures that Accounting Department work environment is clean, secured and well maintained

• Assist in approval, appointments and management of payments to service companies and suppliers.

• Signing of cheques and EFT transfer and controlling of petty cash

PERFORMANCE MEASUREMENTS:

1. Accounting documents, financial reports, tax documents and related reports are accurately and timely compiled

2. Reports are completed accurately and timely according to schedules

3. Accounting errors are promptly detected and resolved

4. Accounting functions are conducted in accordance with established policies and related legal requirements

5. Accounting personnel are efficient effective and appropriately directed. Accounting operations are properly coordinated

6. Ensures that all support staff are efficient at their duties

7. Responsible for ensuring that all support related functions are effective

QUALIFICATIONS EDUCATION/CERTIFICATION: BSC Or HND in Accounting or similar degree Additional accounting or bookkeeping coursework preferred.

REQUIRED KNOWLEDGE:  – Knowledge of basic accounting concepts and procedures including account reconciliation.  – Knowledge of related computer applications.

EXPERIENCE REQUIRED: 7 years of previous accounting experience and of which at least 3 years is in managerial position.

SKILLS/ABILITIES:
